Initial
Consultation. During our initial consultation we will
develop the framework for our relationship. During this meeting we will assess
your property needs and expectations, as well as discuss my role as your buyer

Time
Management. To help you manage your time more

and by personally viewing properties myself. Together we will review all

Placing
your offer. Once you want to place an offer, I
will work with you to prepare a complete negotiation strategy for the property
you have selected, including a written Competitive Market Analysis and advice on
the initial price and terms to offer. I will present your purchase offer
directly to the seller’s agent as quickly as possible – usually within hours
and always within 24 hours.
Once
your offer is accepted. I will watch over and inform you of
the development of the purchase agreement, including the satisfaction of all
contingencies and conditions during the entire transaction. Together, we will discuss
the option of a home protection plan. This will reduce your risk of repair
after purchasing your property. I will then work with you to choose a
professional building inspection company and provide you with the names of reputable
inspectors. After inspection, if there are any defects that need to be
addressed, I will work with you to request the seller remedy the items you specify.
Prior
to closing. I will provide you with a preliminary estimate
of closing costs and down-payment requirements in the transaction. I will accompany
you on a detailed walk-through of the property before closing, and assist you
in dealing with any issues uncovered during the walk-through.
After the closing. I stay in touch with you after your closing, making sure you are comfortable in your new environment and follow up on any remaining details or community service needs.
